To Increase Revenue or Not...that is the question? Do you find yourself asking this question about
whether or not you should remodel your “rustic and charming” vacation rental? Will these remodeling costs and expenses actually bring you more revenue?

I’m sure any of you that have those “authentic” looking vacation rentals would love to be able to drop a few bucks into remodeling and updating, but the daunting thought of the expenses, construction and finding someone you can trust to remodel, can be paralyzing! And to add salt to the wound, there is no guarantee that you will see that increased revenue which is the whole purpose of going through such an exercise after all, isn’t it?

For example a kitchen remodel will generate a 25% increase in nightly rental rate and a 20% - 35% increase in reservations. Don't Be A "Walking Dead" Walker! 
Not knowing this about your Homeowners Insurance could cost you thousands!!!

You just purchased your lifelong dream of a vacation property. Of course you are excited and want to protect your investment, so you purchase Homeowners Hazard Insurance. You settle back and begin enjoying your home and the perks of a vacation rental. Then, one day the water heater springs a leak all over the floors of the bedroom and bathroom. Your vacation renters are needless to say upset but you take care of them. Then you contact your insurance company to report the claim thinking that you are covered. During your conversation with the claim representative you are asked how long the renter was at the property. You reply, “5 days”. Then your claim rep lowers the “boom”! Your vacation rental property is not covered for short term rentals. You are in shock, in disbelief. You read the policy and it states that “rentals” were covered. You are stunned!! You try talking to the claims rep buy the words are having trouble coming out because your brain is frozen in time by the news that your insurance policy did not cover short term renters. Somehow you manage to utter the question “how is this possible”? The claims rep explains that rentals are covered provided they are 30 days or longer but since this was a 30 days or shorter your claim is not covered (and you are “screwed”!)
What just happened? Most if not all insurance agents fail to mention there is a BIG difference between “regular” Homeowners Hazard Insurance and Homeowner’s Hazard Insurance for vacation rentals which are 30 days or less. Most Insurance companies do not offer Home Owners Hazard Insurance for vacation rentals 30 days or less.

This leaves you now on a search for a needle in a hay stack, that elusive Homeowners Hazard Insurance Policy that will protect your property in the event of damage that might occur while you have a vacation rental. You are left feeling frustrated, annoyed and out of lots of bucks if you have a claim that is not covered. But there is hope.
